Publish a listing with the Go-Live pipeline

The Go-Live pipeline walks a property through every step needed to go bookable — photos, pricing, channel setup, smart locks — and shows you exactly what's left.
Steps
4 steps- 1Open the Go Live tab and pick the property you're launching.
- 2Work top to bottom through the stages — each shows the tasks that must be done and who owns them.
- 3Complete a task to check it off; the stage turns green when all its tasks are done.
- 4When every stage is green, use the Go Live action to mark the listing live.

If something's off
- If a stage stays red after you finish its work — open the stage and confirm every sub-task is checked — one unchecked item holds the whole stage.
- If you want to add a step the pipeline doesn't have — use Add Custom Step inside the stage to capture your own checklist item.
- If you are not granted pipeline visibility — you will only see tasks assigned to you in the Go Live tab.
- If a vacant long-term rental reaches 'Listed' — the Go-Live pipeline will hand off to tenant placement, initiating tasks for showings, screening, lease signing, and move-in.
- If you use a deep-link to open a specific lead — the system will now fetch and open the lead even if it is not in the current list, as long as you have permission to view it.
- If an owner has stalled on an onboarding stage that is waiting on them — open their lead and click Send Reminder in the Quick Actions row — it emails AND texts the owner about the exact step they are on, and it shows when the last reminder went out so you never double-chase. Organizations with automatic follow-ups switched on also get a daily sweep that chases quiet owners on its own.
- If a property reaches the Owner Billing stage, straight after the Onboarding Inspection — the owner is emailed automatically that the onboarding fee and the advance emergency fund deposit will be charged to the card on file. Check the property's square footage BEFORE you advance the stage: the fee tier is read from it and the email quotes the figure. The notice can only ever be sent once per owner on its own.
- If you open the Owner Billing stage — there is no checklist — the stage is one panel. It shows the exact charge notice the owner gets, with the real fee already worked out from the square footage and the signed agreement. Read it, change the wording if you need to, then Send to the owner. Charge the owner sits beside it and puts both amounts through the card on file.
- If you edit the wording of the charge notice — the owner receives your version, not the standard one. An 'Edited' note appears next to the buttons and Undo my edits puts the original back. The amounts come from the property record — change the square footage or the agreement, not the email, if a figure is wrong.
- If the property record shows the onboarding fee was already charged — a notice will appear indicating that nothing was charged again. You can still charge — a repeat of the same amount will ask you to confirm first.
- If you want to plan a visit day for leads — use the Plan visit day button to pick leads and get the shortest driving day with directions and talking points.
- If you want to find potential property deals — use the Find deals button to scan for-sale listings against a buy box, with every home scored.
- If you want to analyze a market — use the Analyze a market button to research demand, regulation, seasonality, and supply with sources.
- If a booking request comes from a Direct Booking Site — it will be handled in the Rental Inquiries tab, separate from owner onboarding.
- If you are in the onboarding pipeline on a desktop — you can switch between Board and Table views using the buttons in the header row.
- If a tour link was already sent to a lead — an alert will indicate that sending the same message again will deliver identical content. Edit the message before resending to avoid duplication.
- If a lead becomes a real owner — a tokenized link to the Owner Portal will appear in their lead details, accessible only by the owner.
- If you are working in the Table view and want to send an SMS to a lead — use the text button next to the lead's phone number to open the Send SMS dialog.
- If you send an email to a lead — the subject line will automatically include the name of the organization you are viewing, instead of a generic company name.
- If a renter or guest lead is opened — the system will display a panel with their request details, contact options, and message timeline, instead of the owner-onboarding modal.
- If you want to send a proposal link to a lead — use the Text link button in the proposal card to send the link via SMS, provided the lead has a phone number.
- If a booking-site guest lead is opened — use the Invite to book button to send an OwnerRez quote with a Book Now link to the guest's email.
